DFW developer Centurion American has delivered new construction lots on the south side of Roanoke's Bobcat Boulevard to builder Megatel Homes. In the works since 2013, the intimate seven acre gated community known as Glenmere will offer residents to just 30 home buyers. Most home buyers in the area assume Glenmere is part of neighboring Trophy Club... and that makes perfect sense. The main entrance into the subdivision not only sits on Bobcat Blvd, an entrance into Trophy Club off 377 just north of 114, but Glenmere also shares the heritage golf course naming protocol of many Trophy Club neighborhoods. The Glenmere community sits, quite literally, in the shadow of Byron Nelson High School. Yet Glenmere is actually in the city of Roanoke. That's a major advantage as the tax rate is around 20% lower and there are no MUD district fees. At a tax rate of just 2.1 per $100 value, this Roanoke addition sits at the lower end of the Metroplex tax rates. That's due to a combination of low Roanoke City and Denton County taxes. If my math is right, that would be a savings of around $600 per year for a home priced in the mid $300,000's.
Megatel Homes is no stranger to the DFW area; they currently have a stake in around 60 new neighborhoods across the Metroplex. Closer to Glenmere, new homes by Megatel includes construction in neighborhoods such as the Woodlands section of The Villages of Woodland Springs and Crestview at Bonds Ranch.

Glenmere will feature 10 distinctive floor plans by Megatel Homes ranging in size from about 1900 sq. ft. to just under 3400 sq. ft. Both single story and two story homes are included in the mix of floor plans.
