Opportunity for New Homes
New construction is always of interest to home buyers. And the Alliance area offers those looking for new homes a consistent supply of spec inventory and "from the ground up" new home builds. The current wide range of neighborhoods in various stages of completion is almost staggering.
Buyers have choices of small, quaint additions with as few as 150 homes all the way to the master-planned communities of 3000 lots or more. The majority of new home areas will require membership in an owners association to cover the costs of the amenities available for homeowners.
Harvest, a planned community founded on a five generation family farm, showcases the bountiful celebration of gathering, growing and living.
The new neighborhoods in the Alliance corridor each offer community amenities that typically include pools and splash parks, trails and greenbelts, ponds and playgrounds. What makes each development unique is the focus of the design.
Each development has its own flavor created by well planned elements from the entrance structures and landscaping to the style of the new homes offered.
Some neighborhoods take on the image of their surroundings, with native grasses waving in the breeze and landmark entrances that blend into the hillside they're opening from.
Others present a theme, epitomizing a visitor's expectation of the perfect representation of the surroundings. Still, other new developments strike out to make a statement and define their character with elegant urns and waterfalls at their gated entrances.
There are even a few new additions that announce their personalities with splash parks and playgrounds easily visible from the main entrance. Each is unique. Each is well thought out. Each offers homeowners insight into the shared "vibe" of their neighbor's expectations.
Canyon Falls, an 1199 acre planned-community spans Northlake, Flower Mound and Argyle overlooks the Graham Branch Creek.

No matter which development new home buyers prefer, they're bound to find homes at widely varied price points, sizes and design styles.
On trend architecture can include stone and brick facades, nods to the "olde world" with corbels and turrets, or even Texas prairie style featuring large front porches and little or no brick at all.
Desirable Floor Plans
Open floor-plans are most prevalent throughout Texas, and it's no different in the Alliance area. Living rooms open to kitchen and breakfast rooms are often separated by a large island or breakfast bar. If the home is a two story, the master-bedroom will most often be located on the first floor with secondary bedrooms upstairs.
Two story homes are most typical as today's buyers often want a room count that requires more square footage than can be accommodated on an average lot size.

The Alliance area has been on the radar of home buyers for many years. Folks started looking in that direction for access to more affordable land as Southlake, Keller and now Trophy Club grew and built out.
As an example, the neighborhood of Heritage, generally considered to be close to the southern edge of the Alliance region, was one of the first additions in the area with home construction beginning in 2001.
The vast majority of residents in preowned homes throughout the Alliance region are required to be members of their neighborhood association. Just like the newer neighborhoods, these established areas also offer parks, greenbelts, and trails.
No matter the age of the neighborhood, new or preowned, most all subdivisions in the Alliance area include community amenity centers with pools and ball fields plus the organizations to keep neighbors busy with everything from book clubs to children's playgroups.
Still Newer Homes, Often with Upgrades
It's also not unusual to find a home that's just a couple of years old in a neighborhood that still hosts home builders selling new construction. For those home buyers who don't have a requirement to choose every color or fixture in their home, these properties can offer great value.
New home builders have a pretty good track record of raising prices at routine intervals. A home seller in a three year old neighborhood may be selling the very same floor plan and finish level as a brand new builder's inventory home but at a lower price. It could be you'll find a home with a swimming pool, or over-the-top upgrades that come at a much reduced cost.
Because we work in completely opposite directions we needed to find a home that would let us "split the difference" in commute times. We really thought we were going to have to stay further east, maybe around the airport. But Cindy showed up how quick the drive time into Dallas could be on Highway 114. I'm glad we considered it because we were able to get a much nicer home for our budget.

The Economic Growth
The "Golden Corridor" is seeing the fastest pace of corporate relocation in the Metroplex. Heavy hitters like TD Ameritrade and Charles Schwab help the area bring in an economic impact of around $64 billion, and there's no sign of a slowdown.
The majority of the Alliance area falls into the Keller & Northwest ISD's, while the northern portion includes Argyle ISD. All three districts sit near the top of local, state and national ranking systems as well as on parent and community surveys.

A Region, Not a City
The model public-private venture that is Alliance is growing its own reputation in the area, and across the country. Alliance is a model of how an intermodal facility and the related business park can attract high quality corporate businesses like Motorola, SC Johnson and Son, and Mitsubishi in conjunction with desirable retail and residential.
Hillwood's unique (and first class) planning has created a new synergy in the area that will soon surely make its mark on the map. Literally! You won't usually find Alliance on a map as it's not a city, it's a region that falls within both Denton and Tarrant County.
From North to South
Neighborhood developments in the Alliance area include popular additions like Heritage and Saratoga south of State Highway 114. Communities as far north as Harvest, which spans both the cities of Argyle and Northlake and the new Pecan Square in Northlake at I-35 and 407 are also in the golden corridor that is Alliance.
The Alliance corridor continues to expand west as well as north. Standing at Heritage Trace Parkway looking west of I-35 towards downtown, one can't help but be overwhelmed at all the construction of new homes. Presidio Junction, a shopping mecca of over 60 stores anchored by Costco and Target sits in the heart of the area.

The Alliance area offers home buyers small-town values with close proximity to major urban amenities. Real estate in Alliance runs the gamut of home sizes and price ranges, and those searching for new homes for sale in Alliance are often overwhelmed by the wide range of properties for sale.
Because the area is newer than much of the Metroplex, many homes for sale are newer.
